In this scenario, structural repairs can quickly blow-up your budgets, so be sure to select properties and projects that only require cosmetic upgrades. Some buyers and investors are very sensitive about neighborhoods, wanting to only locate in specific neighborhoods. This is usually driven by convenience or familiarity. In either case, being deep in specific neighborhoods can give you a real advantage.
